Cost of stamp paper, Registration charges, Legal and Miscellaneous expenses in connection with the registration of undivided share in land are to be borne by the buyer. Other expenses to be borne by the buyer includes Statutory deposits, Building Tax, Service Tax, Sales Tax on works contract or VAT as applicable, KSEB deposit, KWA Deposit, cable charges, cost of Transformer and Generator (common) and other expenses incidental to power and lighting connections, property charges, Kerala Construction workers Welfare Fund fees, House owners Association deposits if any and any other tax prevailing or taxes as applicable in future by statute law are to be borne by the buyer. Any increase in the above charges resulting from statutory obligation will also have to be borne by the buyer. |

Furniture layout is only an indication for space utilization. The elevation shown in the brochure is artist's expression only & the actual may vary according to the practical site conditions. All measurements & specifications shown in the brochure are subject to minor variations without specific or general notice. All such variations/ alterations shall be purely at the discretion of the builder. |

Interest will be charged at applicable bank rates on delayed payments of installment amount. The firm reserves the right to cancel the allotment if the buyer commits default in the payment of the cost and in such an event the buyer shall be held responsible for any loss arising there from. |

This is a time bound project therefore in case the payments are not made as per agreement signed, the builder reserves the right to cancel the allotment in which case any payment made will be returned without any interest, only after the re allotment to another customer and subject to the deduction of expenses and damages. Possession shall be given to the customer only after settling all the dues to the firm. |

Owners Association will be formed on handing over the possession of apartments. Membership in the above association is compulsory and not optional. The Owners association will carry out all necessary routine and annual maintenance and repairs to the common area and exterior wall of the building, common installation & fittings, machinery & equipments provided for the common use, payment of electrical & water charges for the common facilities and services. Maintenance charges/deposits are to be paid by each owner regularly and periodically as fixed by the owners association. |

Sanctioned building plans title deeds and other related documents pertaining to this project are available at our office for reference. |

Company is not responsible for any delay in water, electrical connection due to the delay with concerned departments. |

The super built up area is inclusive of proportionate share of common areas & wall thickness. |

Completion & delivery dates are indicated to give an idea of probable completion of the project. Every effort will be made to complete & handover the project within the stipulated time. However no responsibility will be accepted for any delay in completing the projects due to unforeseen circumstances, time taken for execution of alterations or additional work as per clients request and to obtain service connections from Statutory bodies dues to reasons beyond the control of the builder. |
